It’s another edition of Milly’s “No Bozo Zone”! We have been hearing from a lot of our mortgage clients over the past months that received mail about copies of their deeds, post closing. Finally, over the last couple of weeks we started to get copies of what our clients were receiving in the mail into our office. As it turns out, yet another scam, where a bunch of “hacks” that cannot seem to make money a legitimate way prey on the American consumer and the amount of mystery that surrounds the mortgage industry.

In today’s installment Milly lets us know that not only does a homeowner have ready access to their recorded deed and mortgage paperwork but that it also is available for little or no fee. There is no reason to pay a “service” or “agency” in upward of $100 for a copy of the paperwork your mortgage professional or title company can and will provide to you throughout the process.

We hope you enjoy today’s installment!

Renters in America today are sitting in their apartments wondering, “When is the right time for me to buy a home?” This is the EXACT reason we founded HomePurchaseCoach.com Our new website brings all the answers to years of questions heard at first time home buyer consultations and brings the “takeaways” of a first time home buyer seminar, but with the convenience of having the information at the touch of your fingertips.

The most important factor to deciding when someone should buy a home is to figure out why they currently rent. What is keeping the renter from buying a home today, versus six months from now, versus six years from now? At HomePurchaseCoach.com we have identified the 7.5 reasons today’s renter is a renter and try to help alleviate the “clutter” of what might keep them a renter longer than they should.

In today’s MillyTheMortgageGuy installment Milly discuss the big “matzo ball”, our reason #6, Mis-Information.

We have attributed the major media, blogs, websites and “street rumor” as the number one reason today’s renter is timid and cautious to pursue the American dream of home ownership and mortgage financing.

When you have a moment, stop by the latest addition of our mortgage website family, HomePurchaseCoach.com.

We hope you enjoy today’s installment!

Hold on Player! In today’s installment Milly talks about the “snapshot” of someone’s life that is their mortgage application. It’s a mortgage borrower’s role in the mortgage process to try to keep their lives as consistent to how that original application looked during the time it takes to get the mortgage loan to the closing table. There are obvious things that most people would assume they should not do during the loan process, but there is also a big one that a lot of people do not know about and it can be detrimental to getting a final approval for their loan.

Milly lets us know today about the “credit refresh” portion of the mortgage underwriting process. If a borrower is thinking about upgrading that car or getting those new shiny appliances handled before they move in…………Milly let’s them know, “hold on player.”

Well, it’s another oldie but a goodie today! Milly has a lot of “millyism’s” as we call them around the “shop”. Today’s installment has one of his creeds on full display! We do see a lot of home buyers come through our door each day that are confused on whether or not they should retain a realtor to help them shop. Secondly, a lot of potential home buyers do not know the leverage, expertise, “heavy lifting” and support they are leaving on the table by not retaining a real estate agent to help them shop, negotiate and purchase a home. The most staggering piece to this lack of retention is that from a buyer’s standpoint, the REAL ESTATE AGENT WORKS FOR FREE!!!

Buyers of homes need to know that they should “always bring a gun to a gun fight” when negotiating for a home. If the seller has an agent, the buyer should as well. If you think I’m all wet………….as a buyer, ask yourself this……………..if you were getting sued, would you get your own lawyer, or would you just use the lawyer the person suing you is using?

We hope you enjoy today’s installment!

An oldie but a goodie! In today’s installment, Milly tells us an old story about a Fed Ex machine, Mr. Smith and Sam the engineer. Today’s tale is a great example of how important it is to hire a seasoned professional. Considering that a mortgage is the biggest investment most Americans ever make, does it make sense to leave that transaction up to anyone or anything less than the ideal form of representation?

There is an age old saying, “If you think hiring a professional is expensive, try hiring an amateur.”

After years of compilation and months of intense web, video and development work, we are proud to say HomePurchaseCoach.com will be HOT on the web in the following days. We have developed a video and web based portal to bring the truth to American renters about what home ownership is all about, what the mortgage process of today is truly like and most importantly, help renters analyze when the right time for them to buy a home is.

Truth be told, today’s renter does not want to go to a first time home buyer seminar. They want their information fast, brief and on their time. Now, for the first time ever, HomePurchaseCoach.com has given the renter the ability to learn about home ownership, mortgages and the American Dream at their pace.

We will keep all posted later this week as we inch closer to our launch……..we are all so excited to bring this to the renters of today!

We hope you enjoy today’s installment!

As we all know and feel, the mortgage industry is flooded with mystery, mis-information and confusion. There probably is not one part of the mortgage business that has more confusion than the real estate appraisal and/or the guidelines and laws surrounding the evaluation of a piece of property. In today’s installment Milly gives us the “411″ on how real estate appraisals work, how a value is derived and why appraisers do what they do to get that final opinion of value.

Another important set of tips that Milly shares with homeowners is what they need to do keep their value as high as possible and how to invest their money properly into their home.

We hope you enjoy today’s installment!
